Association Services, Inc. will be moving from our office at 1250 Ironwood Drive, Suite 226 in Coeur d’Alene to our new office at 1110 Park Place, Suite 101 in Coeur d’Alene. We will be just one block away from our current office. We will be closed from November 28, 2017 through December 4, 2017 for our expansion and relocation. The phase of the mailbox project for 2017 has been completed. We hope everyone is enjoying their secure new mailbox and look forward to proceeding with installation of more mailboxes in 2018!
The Landings HOA has purchased and installed the first group of cluster mailboxes. This project has been in the works for years and we are excited to finally install some mailboxes. This project will commence with the oldest homes receiving a cluster mailbox first, and so on.
NOTE that the mailboxes are installed, and we are waiting for the Postal Service to determine which addresses will be assigned to which cluster box. After this, we will send notification letters to affected homeowners about how they can go about picking up mailbox keys. We did not want to send the letter too early and have homeowners try and pick up keys before the new boxes can be serviced. The Landings at Waterford Homeowners Association Board of Directors has deemed it necessary to plan and hold a Special Meeting of the Members. Special meetings are called for one subject only, to enable the Board of Directors to discuss the subject with the entire membership.
The topic of discussion at the Special Meeting of Members is increasing the allowable monetary fine for non-compliance of the CC&Rs in The Landings HOA.
The meeting is scheduled for Wednesday, March 8, 2017, from 4:45pm – 6:00pm at the Prairie Avenue Christian Center located at 3639 W. Prairie Avenue, in Coeur d’Alene, Idaho (directly across Prairie Avenue from the Carrington entrance to the Landings).

Please remember that snow removal around each mailbox area is the responsibility of each homeowner. If you are able to clear the snow in front of the mailboxes, please do so and help your neighbors out. Some mail carriers are not delivering or picking up mail due to the snow. Thank you!
The Landings HOA coordinates a committee titled the Architectural Control Committee. This committee actively participates in review and approval of various applications for sheds, fences, remodels, and more.

Dear Landings Homeowners,
ASI has received a few calls since the 2017 invoices were mailed to the membership in regards to the ‘mailbox reimbursement’ line on the invoice.
The invoice reads:
Operating – Annual Operating Assessment Fee – $145
Reserves – Annual Reserve Assessment Fee – $25
Mailbox Reimbursement – Reimbursement for mailboxes – $15
The mailbox reimbursement means that The Landings HOA has budgeted $15 out of $185 per homeowner in order to purchase and install cluster-locking mailboxes. We have a 5-year plan to save funds in order to purchase the mailboxes for the entire Landings community. These locking mailboxes will ensure more security for homeowners’ mail.

Prairie Avenue between Carrington & Huetter
Dear Landings Residents:
We are pleased to begin replacement of the fencing along Prairie Avenue between Carrington and Huetter Road starting July 8th, 2016*. Your personal backyard will be affected and we ask for your cooperation in making arrangements for your pets or any other needs.
Work will begin on Wirth Drive, July 8th, 2016*, from Carrington Lane proceeding west along Prairie Avenue to Huetter Road. Fencing for each yard should take approximately 2 hours to complete, requiring several full days for the entire project.
Owners are required to remove or trim back any trees or shrubs encumbering the top or bottom of the existing fence to allow for access. The contractor will be obligated to take this action at the owners’ expense if not completed by July 8th, 2016.
The fence contractor will affix colored ribbons to the top of the fence posts along the fence line indicating that your fence will be installed the next day.
All owners are requested to contact their tenants with this information. Notices will be mailed to all occupants at the specific address where the fence is affected.

The Board of Directors has been working with The Carrington Apartments to purchase and install six (6) new pet waste bag dispensers around the neighborhood! The locations have been chosen and the installation will take place this month, in May. With the convenience of pet waste bag locations, walking around the neighborhood will be easier for all pet owners. Cleaning up after your pet can be difficult and inconvenient at times, and the Board wants to make that a little easier for everyone in the neighborhood. If you notice that the pet waste bag dispensers are becoming depleted, please contact ASI, The Landings Management Company. We want to ensure that The Landings is an attractive, family and pet friendly neighborhood!
Dear Homeowners, the 2016 Annual Meeting will be held May 4th, 2016 at 6pm, at Atlas Elementary School, located at 3000 W. Honeysuckle Avenue (at Atlas and Honeysuckle north of Prairie Avenue). There will be financial review, an election for one (1) Board position, and community updates. Please make it a priority to attend our Meeting, and we look forward to meeting you!
